The type of furnace/heater installation can be a deal-breaker when house hunting

A month ago, a good friend of mine was helping me move a few of the remaining things to a new house.

He was also the one who had helped me find the place.

When looking for a house, one of the key things was the type and state of the furnace/heater installation. The said friend works as an HVAC tech in a big heating dealership, and during his free time, he accompanied me during the house hunt. He discouraged me from a particular house because the boiler would not have lasted long, and there was no room in the budget to purchase new heat and AC products. Since I am no expert in matters about the heating industry, I took his word for it. The house that I eventually settled for had an electric heating system. I also got to interact with the homeowner who was the one selling the house, which gave it a more personal touch compared to dealing with a real estate agent. The homeowner showed me evidence of their HVAC service plan. I was glad to know that the heater had been well taken care of through heater maintenance. The kitchen and the bathrooms had heated floors, and to wrap it all up was a state-of-the-art wireless thermostat. The only thing I would have to deal with other than service was replacing the furnace filter and heating repair. The house was a little on the higher side, but I loved everything about the house. It even had a seat swing on the front porch. I took the papers to a lawyer, and when she confirmed that everything was okay, we sealed the deal, and two days later, I was moving in.
